We had to find a house in 30 days to vacate a rental house, and the rental market in DFW in the summer of 2011 was much more challenging than it was about that time last year when we had moved in. After abandoning the rental market to look to purchase instead, we found a realtor through a referral. After searching MLS for a week, I was overwhelmed with the number of houses that I'd have to wade through and schedule showings for. When I asked that realtor about new homes, his response was, "I can help you with that, but I'm not familiar with any of the available communities or builders. You can just search for them online. Just remember to put my name on the paperwork when you go to the sales office" -- not exactly what I wanted to hear given my current level of frustration. About this time I had heard through a friend that his realtor offered him a 2.5% cash rebate after closing on his new house.
