Lilyana is one of Hillwood Community's latest developments in Celina, Texas. Hillwood is a Perot Company, that is now Headquartered in a brand new eco-friendly designed headquarter building off Turtle Creek in Dallas. Lilyana will encompass 400 acres on the corner of Frontier Parkway and County Road 84, Lilyana will include 1,250 single-family homes by four quality area builders. Upon completion, this $500 million dollar project will feature a linear park with an amenity center with and large pool, pavilion, and outdoor kitchen. In addition, residents will enjoy 63 acres of green space, parks, lakes and several miles of trails.

Lilyana Already Has History
Prior to Hillwood Communities' purchase in 2005, the 400 acres that makeup Lilyana had been in the Wells family since the Civil War. In a recent visit by ARG Owner Mike Askins to the new Perot Company Headquarters in Dallas (parent company of Hillwood Communities), it was revealed that the name, "Lilyana," was chosen, because the four Well's sisters who sold the 400-acre parcel of land to Hillwood Communities had stated that when their mother was alive, her favorite flower of all was the "Lily."
It was important to them that the development showed a respect for the land and responsibility to the community. An additional 75 acres was sold to Collin College as the future site of a new campus.
Lilyana prices will range from the low $300's into the $500's. HOA is set to run $700 per year, which is less than many nearby Master-planned communities. HOA will not include front yard maintenance, which is the preference of many home buyers. There is a plan to add an Elementary School in this community, but details are not finalized.
Public Improvement District Tax Information
Based upon discussions with Hillwood Communities, Lilyana will have a PID tax. This tax will expire in 28 years. Homebuyers have the option of rolling the PID into the price of their home and pay standard tax rates versus the estimated 3.07 total tax rate, which is in line with comparable master-planned communities. Sales reps for the 4 new home builders can discuss this option pending lender approval. Lilyana new homeowners can also pay PID on their own, years after the initial purchase of their new home.
Hillwood Communities has teamed up with 4 solid new home builders for Lilyana, American Legend, CalAtlantic, David Weekly, andHighland Homes. Initial Lilyana new home pricing is expected to be competitive, starting in the $300's. Pre-selling should start in the Spring of 2017.
