NOT ALL DFW Area New Home Price Reductions are Shown in MLS

New home builders across Dallas Fort Worth often choose not to publish their bottom line prices in MLS. Additionally, homes builders may have "Fiscal Year-end" dates in the Spring, Summer, Fall or Winter, so there are many times of the year that specific builders are cutting new home deals. Like many businesses, builders want to earn their projected margins and as such, are reluctant to openly publish their real bottom line prices, and instead choose to offer this information to select Realtors. Why? Because if an $849,000 home can be sold for $729,000, that does not mean a buyer who is unaware of the builder's true bottom line, might not be willing to strike a sales price of $769,000 or more.

As you can see, knowledge is power to the new home buying consumer. Hence the reason builders only share bottom line pricing with select agents, versus revealing them in MLS.
