July 4th New Home Inventory Sale DFWThe year started with the Fed promising as many as six interest rate cuts, but that proved to be a lot of Texas Bull droppings. Demand was strong from December to April Fools' Day when the American economy learned the real banker plan was a sleight of hand. As a result, builders now have a plentiful supply of homes with weaker-than-planned demand, putting downward pressure on housing pricing and increasing builder incentives and closing cost perks to get a deal done, but ONLY if you show up. With just four months until the November general election, the markets could begin to improve.

Grayson-County-TX-12-Month-Home-Value-Trend

Grayson County, real estate values, are rising, reflecting the massive growth in technology manufacturers actively establishing themselves in the Sherman area. Accelerated Real estate demand is still 12-36 months away, and with it, continued gains in housing prices are expected. In Sherman and Denison, prices are still low, which makes it an ideal time to buy. I expect these prices to rise from now and for years into the future.

From January 2023 through January 2024, here are the Median Values and 12-month percentage of change in real estate values. Remember that where few homes make up the listings for any given month, changes can swing abruptly.

Howe $281,000 +23.0% | Sherman $294,450 +20.8%

Denison $226,150 -5.2% |  Van Alstyne $642,658

The Fed RATE PIVOT in 2024 Will Be a Turning Point for Housing Market

FED INTEREST RATE PIVOT ALERT! Real Estate News in the making! The Fed just shocked the market with its unexpected dovish announcement. In my opinion, the Fed had no choice; they either embraced lowering the Fed Funds Rate or caused widespread bank insolvency and business failures. There is a lot of pent-up housing demand waiting on the 2024 sidelines, and with six rate cuts planned next year, price inflation concerns will be hard to predict. Add in the Dollar's increased fall from the Reserve Currency and Petrodollar status, and even the supply chain becomes an area of concern.

In the late 70s, interest rates soared to nearly 21%; back then, the Reserve Currency status was not an issue, and the U.S. had a higher percentage of domestic

Highland Homes at Bel Air Sherman Texas

The Bel Air Development, LLC's Sherman, Texas master-planned community of Bel Air, is easily Sherman's largest at nearly 300 acres, with a plan for 8000 future residents at build-out. With costs approaching one billion dollars, Bel Air introduces to Grayson County, North Central Texas's most northern county bordering Oklahoma, a lifestyle that is hard to find, even in the massive Dallas Fort Worth Metroplex, some 40 miles to the South. With Phase One well underway and just minutes from Texas Instruments' largest Semiconductor Chip Plant complex and other major "Silicon Alley" technology employers, Bel Air will offer its residents the quality downtime they desire when away from their professional lives.
